Transforming a Landmark Commercial Property

A heritage-led redevelopment delivering modern performance, commercial
resilience, and long-term asset value.

Asset Condition: We delivered the complete revitalisation of a neglected period commercial building in central Farnham. Prolonged underinvestment had resulted in significant weather damage, inadequate drainage, deteriorating interiors, and obsolete roofing and utilities, leaving the property unsuitable for modern occupation.

Strategic Intervention: The project required addressing extensive external deterioration, upgrading outdated infrastructure to meet current tenant expectations, and carefully balancing heritage conservation with contemporary performance standards. Through a sensitive yet technically robust approach, all structural defects were resolved, drainage systems upgraded, and energy-efficient roofing and modern utilities installed.

Sustainable Outcome: Interior spaces were refurbished to integrate original architectural features with high-quality contemporary finishes. Moving away from conventional FRI leases, we retained responsibility for the building’s structure and exterior, reducing tenant risk and enabling flexible lease terms. The building has since been successfully re-let, delivering long-term value for the landlord and peace of mind for occupiers.

Revitalising an Underused High Street Building

Asset Condition: The heritage building, spanning basement, ground, and first floors, had become chronically underused due to severe damp issues and an inefficient internal layout. Persistent environmental problems left the first floor vacant, while poor conditions at lower levels discouraged occupation and investment.

Strategic Intervention: We reconfigured the property into a mixed-use asset, delivering modern retail space across the basement and ground floor while converting the previously unlettable first floor into a spacious two-bedroom residential apartment. Advanced timber floor soundproofing ensured acoustic separation, while low-carbon wood fibre insulation, lime render finishes, and breathable paints addressed moisture and thermal performance without compromising the historic fabric.

Sustainable Outcome: The completed project restored the building to full productive use, improving energy efficiency, reducing future condensation risk, and delivering strong sustainability credentials. The revitalised asset now operates as a vibrant mixed-use destination, strengthening high street frontage while contributing much-needed residential accommodation.

Retrofitting a High Street Building

Asset Condition: The high street retail property suffered from poor energy performance, escalating running costs, and weather-related defects. Inadequate guttering and drainage caused water ingress and wind penetration, while deteriorated roof insulation and window conditions further reduced thermal efficiency. All works needed to be carefully phased to allow the tenant’s business to remain fully operational.

Strategic Intervention: We implemented targeted thermal efficiency measures using a heritage-sensitive approach. Roofing, glazing, and mechanical upgrades were carefully sequenced to minimise disruption during trading hours, allowing the tenant to continue operating throughout the works while respecting the building’s character.

Sustainable Outcome: The retrofit significantly improved thermal performance and reduced energy costs for the tenant. Detailed understanding of the building fabric enabled a move away from conventional FRI leases, with responsibility for external maintenance and structural repairs retained by the landlord and reducing occupier risk and fostering a more collaborative landlord–tenant relationship.
